Hotel flooring decisions are usually made by photograph and defended by habit. They should be made by conditions: the building's moisture reality, the programme's speed, the operator's maintenance model, and the design register the rooms must hold for a decade. The three wood-family constructions — engineered, solid and laminate — answer those conditions differently. Here is the comparison that matters.
Construction in one paragraph each
Engineered wood bonds a real timber wear layer to a stabilised core. It looks and feels like the species it surfaces, installs in wide planks, and moves far less than solid timber. Solid wood is one species through the full thickness — the traditional prestige floor, re-sandable repeatedly, and the most demanding of its environment. Laminate carries a photographic timber register on a high-density fibre core under a hard wear surface — no real timber at the surface, and performance figures (in the click-lock ranges, core densities from 800 to 900 kg/m³) that rival anything in the building.
Stability and moisture
Hotels are moisture programmes: bathrooms, housekeeping water, HVAC swings, and in resorts, the outdoors at the door. Engineered construction handles the swings best of the timber options; solid demands acclimatisation and controlled conditions and rewards them with longevity; laminate's core is stable but its joints dislike standing water. None of the three belongs in the wet zone itself — that is SPC vinyl's job — but the dry-zone adjacency differs, and bathroom-door thresholds are where hotel floors actually fail.
Refinishing and whole-life cost
Solid wood's economic case is refinishing: sand and re-coat across decades, and the floor's cost per year falls below everything else — in buildings that will hold the floor that long and maintain it that way. Engineered refinishing is limited by wear-layer thickness — a specification to confirm per line, not assume. Laminate cannot be refinished; its case is replacement economics and a hard initial wear surface. The honest comparison is cost per year under your operator's actual maintenance regime, not cost per square metre at purchase.
Programme speed
Click formats — laminate natively, engineered increasingly — install without adhesive curing, and rooms hand over faster. Solid timber's acclimatisation and fixing methods are the slowest route. On a phased opening, installation speed is a revenue factor, not a convenience: rooms that open a week earlier pay for flooring upgrades elsewhere.
The hotel verdict, by zone
Premium guest rooms with a long hold: engineered, in the operator's chosen register — the balance of look, stability and speed. Heritage or flagship properties with in-house maintenance traditions: solid earns its place. Back-of-house, staff areas, budget brands and fast programmes: high-density laminate, specified by its core density rather than its photograph. Suites often mix — engineered in the living space, solid-register pieces at the entry. The floor is chosen per zone, against conditions, and the schedule records the construction per zone. Anything simpler is a slogan.
Transitions, thresholds and the details that betray a floor
Hotels are read at their junctions. Where the guest-room floor meets the bathroom's wet-zone floor, where corridors change construction at fire doors, where the lobby's statement surface meets the lift threshold — these are the details guests photograph unconsciously and engineers inspect deliberately. Specify them as part of the floor decision: transition profiles and trims from the accessories ranges (ten lines sit beside the flooring families for exactly this), threshold heights held flush for housekeeping trolleys and luggage, and expansion allowances respected where click floors meet fixed elements. A floor programme that prices only the field of the floor and forgets its edges will look unfinished no matter which construction won — and the edges are cheap precisely when they are specified with the floor, in the same schedule, from the same catalogue.
Finally, a note on registers: the three constructions photograph almost identically in a brochure and feel entirely different underfoot at midnight in a quiet corridor. Sound, warmth and give are operational qualities — housekeeping hears them nightly, guests feel them barefoot. Where the decision is close on paper, walk samples of each construction in a real room, at real scale, before the schedule is signed. Flooring is the largest surface a guest touches; it deserves the programme's most physical decision, and the mock-up room (the FF&E programme's constitution) is where that decision belongs — floor first, because everything else in the room stands on it.
Key takeaways
- Choose by conditions — moisture, speed, maintenance model — not by photograph.
- Engineered is the balanced default for hotel guest rooms.
- Solid wood's case is refinishing over decades; it needs environment control.
- Laminate specified by core density serves commercial and budget programmes honestly.
- Wet zones belong to SPC; wood-family floors are dry-zone products.
